  • When is the Park open?

    From 3rd March to 3rd January each year. Holiday lodges can be used all year round.

    No caravan may be occupied overnight during the closed period, although you are free to visit during office hours but note the mains services may be switched off.

  • Can I use my caravan to live in as my permanent residence?

    No – every caravan park is subject to local authority planning & licensing regulations. Which state that you may only use your caravan for holiday or recreational purposes, so we need you to keep a permanent address. You will be asked to provide proof of your permanent residence from time to time.

  • How much are the Pitch Fees?

    The 2023 Pitch fees are £3130 & £3660 for Premium Pitch on new development with private parking.

  • What do the Pitch Fees include?

    They include the caravan pitch fee, water rates and local authority rates,VAT, grounds & general maintenance, sewerage, land drainage, waste management charges. Electricity is invoiced on an annual basis.

  • When are the Pitch fees due?

    The Pitch fees are due on the 1st March each year and are reviewed annually. Any price increases are influenced by price rises to water, rates, inflation, sums spent by us on the Park for the benefit of caravan owners, changes in operating costs.

  • Can I hire my Caravan out?

    Hiring out is not permitted, however your family & friends are welcome to use your caravan.

  • Can I bring my dog?

    Yes –so long as it is kept on a lead on the Park and you clean up after it. No dangerous breeds allowed on the Park –please check with us.

  • What paperwork will I receive?

    On buying your caravan on the Park you will be issued with a Purchase & Licence agreement along with the Park Rules. The Licence agreement is a contract which is signed by us & you and shows amongst other things the full details of the caravan & how long the Park is open and how long the caravan can remain on the Park – usually 18 years from new & then we may issue an annual licence after that (subject to the condition of the caravan). The procedure to follow should you wish to sell your caravan etc. The agreement is there to ensure that everyone gets the most out of their holiday home ownership and can look forward to years of trouble-free ownership.
